Luxury Private Residence

Working Together
ELG Planning invited The FES Group to work with them to ensure compliance on the development of a luxury 800m² individual private residence. The owner’s intention was for the extensive property, featuring a swimming pool, secondary accommodation and extensive garaging, to achieve a zero-carbon rating. Plans incorporate ground source heating, a solar farm featuring 20kW PV array solar panels and the possibility of a micro wind turbine in the future.

Why use The FES Group?
Aside from ensuring project compliance The FES Group has been able to add value to this project in terms of detailed planning support. The site features a 19th century farmhouse which is not central to the scheme. The owner would prefer to demolish it in the interests of achieving the zero-carbon target. The local authority would prefer the property be retained as part of the scheme.

Working closely with ELG Planning, The FES Group produced a comprehensive sustainability report on a new build property on the site versus the refurbishment and incorporation of the old farmhouse. This report demonstrated that it was far more sustainable to build an entirely new property. The owner has subsequently amended his original plans to address some of the planners concerns and has submitted the sustainability report and an energy saving report for approval.

The Results
At the time of writing, and a year after our initial engagement, the amended plans are with the planners for consideration.
