Rydon Maintenance Ltd redeveloped ‘Lea Bridge House’ hostel to provide accommodation for homeless people in East London, featuring new facilities and an expansion by 81 bed spaces. The project involved the demolition of two single-storey annexes, construction of a 3-4 storey accommodation block, and refurbishment of an existing 10-storey block. We worked closely with the client team to help them understand and gain BREEAM compliance in accordance with the planning permission. We also conducted acoustic and air tightness testing, thermography and acoustic design review and reports.

We worked closely with Rydon Maintenance Ltd to ensure that they knew from the outset what would be involved in order to gain the required BREEAM Very Good rating. We assessed the recommendations to help the project team understand the process in detail and ensure they were cost and time efficient.

The Results

Being involved early enabled us to help the design team create the specification and ensure the high occupancy demand was compliant. A separate consideration was sound pollution from nearby air conditioning units, a key factor in the BREEAM analysis for the health and wellbeing credits. Using acoustic calculations, we could show that residents would be able to open windows and live in the building with minimal disturbance. Finished in 2017, the development achieved a BREEAM Very Good rating, satisfied planning conditions and helped to house 223 homeless people.
