Working Together
The FES Group was appointed to assist with the Part L compliance and thermal dynamic modelling of a development of 92 apartments of an unconventional construction. One of Barking and Dagenham’s first modular housing developments, 1, 2 and 3 bed units were fabricated offsite and slotted together onsite, a technique which can hinder the overall energy performance of a building. Whilst the construction techniques are sound, they can prove difficult to model as at present they do not easily transfer into existing simulations.

Why use The FES Group?
To meet the required standards, The FES Group recommended the use of 1kW peak PV array solar panels on the roof, maximising what could be achieved with limited space and fully compliant with building regulations.

For power efficiency and optimum delivery, The FES Group recommended the use of full electric heaters for both heating and hot water. We also advised heavily on thermal bridging junctions within the building to reduce heat loss, which is a challenge in any building of modular construction.

Finally, we were able to assist with the planning process by preparing a report for submission under the London Plan. The report outlined and supported the case that Jerram Falkus had achieved the best possible performance based on the design availability and restrictions of the site.

The Results
Our recommendations achieved an 8% Co2 reduction across the site. As a result of this positive working relationship Jerram Falkus asked The FES Group to work with them on a similar, smaller development. The supplier for the modular units had been changed and, through comparison, The FES Group identified that the new product was not as efficient as the units used in the original development. Further to the implementation of our recommendations, the construction successfully met the same standards.
